Amrapali Adarsh Awas Yojna records sale of 3,000 flats in 20 days

What came as a surprising revelation for real estate firm Amrapali Group is the overwhelming response received by its new affordable housing scheme Adarsh Awas Yojna in Greater Noida West for government employees.

The project witnessed a sale of 3,000 apartments within 20 days of its launch. The new affordable housing scheme Adarsh Awas Yojna by real estate firm Amrapali Group has broken all records for them by recording a sale of 3,000 flats in 20 days of launch of the project. The project is located at Greater Noida West and is built for government employees.

The overwhelming response has delighted the company which is now planning to increase the number of flats that it will deliver under this scheme. Amrapali Group said that it was initially planning to construct 5,000 apartments but owing to the response, the firm has decided that it will now build 10,000 2 and 3 BHK apartments. Anil Kumar Sharma, chairman, Amrapali Group said that due to phenomenal buyer's response, a new unit size of 895 sq ft has been introduced further bringing down the minimum cost to Rs 20 lakh.

Adarsh Awas Yojna township is proposed to have a cricket stadium of its own along with an MS Dhoni's cricket academy, a 150 bed multi-specialty hospital, two lakh sq ft of commercial area, six nursery schools and two secondary schools, as reported by the company in a statement. Amrapali has tied up with property brokerage firm Investors Clinic for marketing the project.

"Amrapali Group ready to develop Rs 2,000 crore housing project for govt staff' says CMD Anil sharma


Realty firm Amrapali group  today said it will develop 10,000 affordable homes in Noida Extension for government employees at a cost of Rs 2,000 crore.

The company launched 2,000 flats in the first phase in a price range of Rs 22-30 lakh. It has tied up with property brokerage firm Investor Clinic for marketing of this project.

“We are coming up with an affordable housing project for the serving and retired government employees. About 40 acres land has been set aside for this project in our 100 acres township in Noida Extension,” Amrapali Group CMD Anil Sharma told reporters here.

Sharma said the company would develop 10,000 apartments at a cost of Rs 2,000 crore.
The first phase of the project ‘Amrapali Adarsh Awas Yojna’ has been launched at the basic selling price of Rs 2,280 per sq ft, which is lower than the existing market price in this area.
Size of the flats would be in a range of 975 sq ft to 1,300 sq ft.

Sharma said the company has reduced the profitability and has also passed on some part of the historical appreciation in land prices.

Amrapali Group said it would use pre-cast technology and aluminium work to construct this project and complete it within 36 months with a grace period of six months.

On pricing strategy for the next phases of this project, he said the rates could be slightly higher to offset any rise in construction cost.

Investor Clinic CEO Honey Katiyal said: “It is indeed a very good opportunity for us to promote the technologically advanced project of Amrapali Group who is already a market leader in affordable housing segment.”

Noida-based Amrapali group is developing many housing projects in Noida and Greater Noida.

Amrapali Group to invest Rs 350 crore in expansion



Amrapali Group is planning on expansion for which it will invest Rs 350 crore in its first precast factory at Kasna in Greater Noida. The expansion is inspired by Prime Minister Narendra Modi's 'Skill India' initiative and is planned to increase productivity. The plant will be set as a new precedent on precast technology.


Amrapali Group believes that Kasna unit is going to be Asia's largest precast factory which is spread across 25 acres of land. They have invested around Rs400 crore in setting up the plant and currently churning out over 50 lakh square feet building area annually, which is equivalent to raising 30 towers (18 floors each).

Amrapali Group's Chairman and Managing Director (CMD) Anil kumarSharma that the company has invested approximately Rs 400 crore to set up this facility and they are looking to invest Rs 350 crore to increase its productivity and churn out over 1.5 Crore square feet building material annually which will give us the capacity to construct a 18 floor tower in 9-10 months.

To avoid labour shortage, time delays and with an aim to deliver quality products, developers and builders are now adopting precast technology. The main advantages of precast technology are quality, speed of construction, and a value-for-money product.

The use of such technology helps in saving up to 64 per cent of the time taken for similar projects using normal construction methods and technology. In other words, if normal brick-and-mortar method takes one year to complete a project, the precast method takes about four months.

The precast technology has been imported from Germany, Finland and Dubai to give a boost to reality sector in India and develop the skill set of Indian labour in foreign technology. This technology has already been proven and tested on foreign shores and now is going to share its benefits with Indian buyers.

Mr Sharma  also said that the whole precast process cost the company 10 per cent more than regular methods, however its commitment to deliver the project on time with quality work has driven them to use the precast so that buyers can get value for their hard earned money. The company has a turnover of over Rs 3000 crore and with its majority of projects to be delivered by 2020, it will see a revenue of Rs7500 crore and precast will play a major role in achieving that figure.
