Amrapali Group develops help desk system to settle buyer queries for each project

The real estate industry is periodically facing major drawbacks in terms of investments and demand thus property onlookers are losing faith and moving on to other financial instruments like fixed deposits, equity and mutual funds.

To cater the needs of numerous clients, Amrapali Group has established official help lines numbers for the projects like Leisure Valley, Leisure Park, Golf Homes, Kingswood, Verona Heights, Dream Valley 1/2, Silicon City, Crystal Homes, Princely Estate, Sapphire, Zodiac and Eden Park, so that anyone can contact the company to avail information regarding their flat or apartment's development. These help line numbers along with name of concerned person and their respective email Ids are published on social networking sites to create facilitation and transparency.

"Amrapali is doing frequent meeting with their buyers and trying hard to fix up their problems/complaints/issues on the spot. Our top management taking initiatives and listening the flat owners patiently and try to resolve their issues."

The help-desk process was an initiation of Deepak Kapoor, Vice-President of CREDAI, UP West who advised all the struggling land developers, to set-up their own help desk to resolve the property buyers’ issues expeditiously. Nevertheless, Amrapali Developers, being such a renowned name, for its speedy transitions of projects and proficiency in providing quality, executed the suggestion in no time to ensure its effective and efficient implementation.

For Anil Sharma, Chief Managing Director of Amrapali Group, delivering homes at earliest is priority of highest order and he also commits to deliver all projects by 2017 which were launched originally in 2014 to avoid further delay. Sharma also supports VP, CREDAI opinion for taking buyers into confidence when the delay became inevitable following the stay on construction by the court in most of Greater Noida West as buyers would have been more understanding and cooperative then. While this time the possession has been delayed which has created a sense of uncertainty among buyers affecting their overall sentiments and the realty sector.

The group has been credited with largest number of affordable housing projects in India and has also completed various high-end luxurious products.

The Amrapali group has built residences in Noida, Greater Noida, Gurgaon, Jaipur, Indore, Kochi, Nagpur, Lucknow and Bihar.

Dr. Anil Sharma  says that government should implement polices at the earliest to create a level playing field for the developers of various sizes. Government officials have been doing a good job and we are quite pleased by the initiatives taken up by them on both commercial and CSR front. The collective vision is to create twin cities as the most preferred location for home buyers and within due course of time and efforts of developers like us, the vision is now seeing the light of the day.” Amrapali Group is one of the largest developers of housing in Noida and Greater Noida region and they have set eyes on the delivery of over 30,000 units in near future.

They have already delivered more than 11,000 housing units.Amrapali Group is confident of delivering because it owns Asia’s largest precast factory which spread across 25 acres of land and is currently running out over 50 lakh sq ft of building area which is equivalent of rising 30 towers. "Amrapali Group ready to develop Rs 2,000 crore housing project for govt staff' says CMD Anil sharma

Realty firm Amrapali group  today said it will develop 10,000 affordable homes in Noida Extension for government employees at a cost of Rs 2,000 crore.

The company launched 2,000 flats in the first phase in a price range of Rs 22-30 lakh. It has tied up with property brokerage firm Investor Clinic for marketing of this project.

“We are coming up with an affordable housing project for the serving and retired government employees. About 40 acres land has been set aside for this project in our 100 acres township in Noida Extension,” Amrapali Group CMD Anil Sharma told reporters here.

Sharma said the company would develop 10,000 apartments at a cost of Rs 2,000 crore.
The first phase of the project ‘Amrapali Adarsh Awas Yojna’ has been launched at the basic selling price of Rs 2,280 per sq ft, which is lower than the existing market price in this area.
Size of the flats would be in a range of 975 sq ft to 1,300 sq ft.

Sharma said the company has reduced the profitability and has also passed on some part of the historical appreciation in land prices.

Amrapali Group said it would use pre-cast technology and aluminium work to construct this project and complete it within 36 months with a grace period of six months.

On pricing strategy for the next phases of this project, he said the rates could be slightly higher to offset any rise in construction cost.

Investor Clinic CEO Honey Katiyal said: “It is indeed a very good opportunity for us to promote the technologically advanced project of Amrapali Group who is already a market leader in affordable housing segment.”

Noida-based Amrapali group is developing many housing projects in Noida and Greater Noida.

Amrapali Group to invest Rs 350 crore in expansion

Amrapali Group is planning on expansion for which it will invest Rs 350 crore in its first precast factory at Kasna in Greater Noida. The expansion is inspired by Prime Minister Narendra Modi's 'Skill India' initiative and is planned to increase productivity. The plant will be set as a new precedent on precast technology.

Amrapali Group believes that Kasna unit is going to be Asia's largest precast factory which is spread across 25 acres of land. They have invested around Rs400 crore in setting up the plant and currently churning out over 50 lakh square feet building area annually, which is equivalent to raising 30 towers (18 floors each).

Amrapali Group's Chairman and Managing Director (CMD) Anil kumarSharma that the company has invested approximately Rs 400 crore to set up this facility and they are looking to invest Rs 350 crore to increase its productivity and churn out over 1.5 Crore square feet building material annually which will give us the capacity to construct a 18 floor tower in 9-10 months.

To avoid labour shortage, time delays and with an aim to deliver quality products, developers and builders are now adopting precast technology. The main advantages of precast technology are quality, speed of construction, and a value-for-money product.

The use of such technology helps in saving up to 64 per cent of the time taken for similar projects using normal construction methods and technology. In other words, if normal brick-and-mortar method takes one year to complete a project, the precast method takes about four months.

The precast technology has been imported from Germany, Finland and Dubai to give a boost to reality sector in India and develop the skill set of Indian labour in foreign technology. This technology has already been proven and tested on foreign shores and now is going to share its benefits with Indian buyers.

Mr Sharma  also said that the whole precast process cost the company 10 per cent more than regular methods, however its commitment to deliver the project on time with quality work has driven them to use the precast so that buyers can get value for their hard earned money. The company has a turnover of over Rs 3000 crore and with its majority of projects to be delivered by 2020, it will see a revenue of Rs7500 crore and precast will play a major role in achieving that figure.

Amrapali Group recommends customers to invest in Noida after verdict on Okhla Bird Sanctuary

National Green Tribunal had expressed its concern over the constructions befalling in the area surrounding Okhla Bird Sanctuary.

Anil Sharma CMD Amrapali Group
This had put a stay on the constructions involved in the matter.
This had adversely affected many projects and had put more than 50,000 apartments in a legal standoff. But now, the verdict has been issued that has removed the stay from these properties. This has acted as a sudden shot in the arm for the real estate sector in Noida. Amrapali Group thinks that this verdict would give the much needed fillip to the realty market.

Noida is suddenly regaining its stature as one of the most prominent investment options in Delhi-NCR. According to Dr. Anil Kumar Sharma, CMD, Amrapali Group, much of this can be attributed to the verdict concerning the Okhla Bird Sanctuary and the airport proposed at Jewar. The combine effect has reduced the reluctance in the consumers towards the area. Now, more than 50,000 consumers are entitled to get the possession of their house in Noida.

The talk of the town was that Noida had peaked out as a rewarding investment option and the inventories were reaching a saturation level, but the recent developments convey otherwise. Noida has again climbed to a staggering level.

Amrapali group gives partial exit to JP Morgan, ICICI Prudential from Noida projects

NEW DELHI: Real estate developer Amrapali Group has given partial exits to JP Morgan Real Estate and ICICI Prudential India Opportunity Portfolio Series 1 from two of its projects in Noida.

JP Morgan Real Estate fund, which had invested Rs 85 crore in Amrapali Zodiac in 2010, has got a return of Rs 135 crore so far and will get another Rs 60 crore by the end of this financial year, said two people aware of the development.

ICICI Prudential India Opportunity Portfolio Series 1, which had invested Rs 75 crore in Amrapali Sapphire in 2011, "has so far got Rs 95 crore from Amrapali and will get a full exit in the next few months", one of them said.

Shiv Priya, executive director at the Noida-based builder, confirmed it has managed to give partial exit to the two funds and repay bank funding of around Rs 350 crore taken for these projects despite a slow market. "Sales are definitely slow at the moment and so we are focusing on execution at this point of time," he said.

A spokesman for ICICI Prudential AMC, which manages the ICICI Prudential India Opportunity Portfolio Series 1, said Amrapali has reaffirmed its commitment to provide complete exit to it in the immediate future.

"While there have been marginal delays in providing the exit, the builder has efficiently managed his cash flows and has been able to service our investment from project cash flows. The project continues to have sufficient residual value and we do not foresee any challenges in securing a complete exit," the person said.

A spokesman for JP Morgan Real Estate Fund said, "As a matter of policy, we do not respond to press queries."

The two funds had invested at the early stages of the projects. At the moment, about 70 per cent of the towers in these projects are completed and have offered for possession to buyers.

Though these apartments, like many others in the vicinity, have been standing completed for some time now, buyers were unable to take possession because of an October 2013 order of the National Green Tribunal, barring Noida Authority from handing out completion certificates to projects that fall within a 10-km radius of the Okhla Bird Sanctuary.

This ban is expected to be lifted soon as the ministry of environment and forests is set to notify the new eco-sensitive zone around the bird sanctuary— 100 metres on three sides and up to 1.27 km towards the DND flyover across the river bed.

Home sales in the National Capital Region have slowed down considerably in the last few quarters. According to data from property research firm Liases Foras, sales in the NCR in the quarter ended June dropped 14 per cent compared to a year ago.

Amrapali Group is the frontrunner in affordable housing projects

What began in Delhi-NCR as a real estate developer company is now a popular brand to be reckoned with across India. Amrapali Group has become a name synonymous with quality and stability. The company, which has delivered more than 50 projects across 24 states, is now in a better position than ever. Amrapali has over the years has gained an expertise in a rather very rare segment in realty sector- the affordable housing. The concept of affordable housing, which on one hand seems like a daunting task to many developers, is a domain where Amrapali Group, lead by Dr. Anil Kumar Sharma, has been riding high. They have the maximum number of affordable housing projects in India as of now.
Prime Minister Narendra Modi has been stressing upon his vision of ‘development for all’. And in this light, he had recently launched three schemes for urban development. One of these schemes exclusively focuses on providing shelter to the population through creation of affordable houses. This scheme is to be executed in close partnership between public and private players. Amrapali Group has been on the cusp of delivering affordable housing projects and have achieved a significant prowess in that.

What our honorable Prime Minister Modi is laying emphasis on now is something that had been long ago deciphered by Dr. Sharma. He held on to a firm vision of creating spaces that were well within the range of those people who are migrating from rural areas to urban towns and have a need of owing a house instead of renting one. Dr. Anil Kumar Sharma, CMD, Amrapali Group, believes that although profit figures are always a determining factor, yet, his company’s motto is not only to make profits. He looks at the larger good. Dr. Anil is of opinion that the underlying idea is to bring affordable housing to the common people.
